The Research Triangle is arguably the most consistent real estate market in the Southeast. Anchored by NC State, UNC, and Duke, and surrounded by Research Triangle Park employers, this region attracts a steady stream of educated, high-income buyers from the Northeast, Midwest, and West Coast.
Raleigh proper has transformed over the past decade. Midtown and North Hills feel closer to a major metro than a Southern state capital. Cary and Apex have national reputations among relocating families. Holly Springs and Fuquay-Varina represent the new growth frontier to the south.
Who moves here
Relocation buyers from New York, New Jersey, Boston, Chicago, and California make up a significant portion of Triangle transactions. Tech workers at RTP employers, professors and administrators at the major universities, and remote workers trading expensive coastal markets for Triangle value.
Military families at Fort Liberty (formerly Bragg) occasionally extend into the Triangle, though they more commonly settle in the Fayetteville and Sandhills corridor.
