Wrightsville Beach luxury real estate
Wrightsville Beach is its own incorporated town on a narrow barrier island five miles east of downtown Wilmington. It is the most consistently desirable coastal address in the Wilmington market and one of the most genuinely walkable beach communities on the East Coast. The island is essentially built out. New inventory comes almost entirely from teardowns. Oceanfront lots command prices in the millions before any structure is considered.
Finished oceanfront homes range from roughly $3 million to $8 million or more depending on size, setback, and renovation quality. Channel-front and interior properties begin around $1.5 million. The scarcity is structural and permanent.
Wrightsville versus Figure Eight Island
These are the two premium barrier island choices in New Hanover County and they attract different buyers. Wrightsville is the choice for buyers who want beach access alongside walkability and summer community energy. Figure Eight Island is the choice for buyers who specifically want to escape all of that. Neither is better. The right choice depends entirely on how you intend to use the property.
Coastal due diligence
The island has a mix of AE and VE flood zones and the difference in insurance cost and construction requirements between them is significant. Windstorm insurance has tightened across the coastal NC market. A buyer from an inland market needs their agent to walk them through the full insurance picture before making an offer, not after going under contract.
